North Jersey Home Inspection Answers

Home Inspection FAQs

Straight answers about scheduling, inspection day, report delivery, radon, mold sampling, new construction, well water testing, and more.

What do you need to know?

A home inspection should make the property easier to understand—not leave you with more questions. Browse the answers below for a clear explanation of the process, the inspection scope, optional services, and report delivery.

Planning your inspection

Booking, timing, pricing, and attendance.

Why do I need a home inspection?

A home inspection helps you understand the condition of the property before making a major decision. It identifies visible concerns, explains why they matter, and may recommend repairs, maintenance, or further evaluation by an appropriate professional. It is not a guarantee, appraisal, or pass-or-fail test.

How do I book a home inspection?

Start with the online scheduler or free quote form. If you are buying a home, coordinate the proposed date and time with your real estate agent so the seller can approve access. Once access is confirmed, Envision can finalize the appointment.

How much does a home inspection cost?

Pricing depends on the property type, size, age, location, and any additional services such as radon testing, mold sampling, WDI reporting, or a pool inspection. Request a free quote for accurate pricing.

How long does a home inspection take?

Most home inspections take approximately two to four hours. Larger, older, multifamily, or more complex properties may require additional time.

Should I attend the home inspection?

Clients are strongly encouraged to attend. Being present gives you the opportunity to ask questions, see important conditions firsthand, and better understand how the property’s major systems and components work. If you cannot attend, you will still receive the complete digital report.

Scope and inspection day

What is inspected, common limitations, and the tools used.

What is included in a standard home inspection?

A standard inspection evaluates visible and safely reachable systems and components in accordance with the New Jersey Standards of Practice. This generally includes the roof, exterior, structure, electrical system, plumbing system, heating and cooling equipment, interior rooms, attic, basement, crawlspace, insulation, ventilation, and installed fixtures.

How should the property be prepared for inspection?

Utilities should be on, pilot lights should be operating when applicable, and the inspector should have clear access to the electrical panel, heating and cooling equipment, water heater, attic entrance, crawlspace, basement, and other major components. Pets should be secured, and locked or blocked areas should be opened before the appointment.

Will you walk on every roof?

A roof is walked only when the inspector determines that access, height, slope, surface conditions, weather, and roof materials allow it to be done safely without causing damage. When walking is not appropriate, the roof may be evaluated from the ground, roof edges, windows, or with drone photography when conditions and regulations allow.

Is thermal imaging included?

Thermal imaging is included when it is appropriate and may help identify temperature differences that deserve closer attention. It is a supporting inspection tool, not an X-ray, and it cannot confirm conditions hidden inside walls, ceilings, floors, or other enclosed areas.

Can you inspect an occupied or furnished home?

Yes. However, furniture, stored belongings, rugs, wall coverings, locked rooms, and tenant possessions can prevent certain areas from being observed or tested. Those limitations will be documented in the report when they materially affect the inspection.

Is a home inspection a code inspection?

No. A home inspection is not a municipal code-compliance inspection, permit search, engineering analysis, environmental assessment, or appraisal. Conditions may be compared with common safety practices, manufacturer guidance, and accepted building principles, but the inspection does not certify code compliance.

Does the inspection pass or fail the house or guarantee every defect will be found?

No. A home inspection is a visual, non-invasive evaluation of conditions observed at the time of inspection. It does not pass or fail the property and cannot reveal every concealed, intermittent, or future condition. The report helps you understand observed concerns and make a more informed decision.

Your inspection report

Delivery, report contents, and continued support.

When will I receive my home inspection report?

Standard digital report delivery is within 48 hours of the completed inspection. Same-day or 24-hour report delivery may be available for an additional fee. Ask about expedited delivery when scheduling so availability can be confirmed.

What is included in the inspection report?

Your digital report includes clear descriptions, annotated photographs, embedded videos when useful, and practical recommendations. Findings are organized to help distinguish safety issues, deferred maintenance, and other recommendations so the most important information is easier to understand.

Can I ask questions after receiving the report?

Yes. Questions often come up after you review the report or speak with your agent or attorney. Envision remains available to explain the documented findings and help you better understand the inspection information.

Specialty services

Radon, new construction, mold, WDI, pools, and well water.

What is radon, and why should I test for it?

Radon is a naturally occurring, colorless, odorless radioactive gas that can enter buildings from the soil. You cannot determine a home’s radon level by sight or smell; testing is the only way to know. Envision provides professional short-term radon testing with laboratory analysis by a New Jersey-licensed Radon Measurement Technician.

Does a new-construction home still need an inspection?

Yes. New construction can contain incomplete work, damaged materials, installation defects, and conditions that are easier to correct before closing or before finishes conceal them. An independent inspection gives the buyer information that is separate from the builder’s quality-control process.

Which new-construction inspection phases are available?

Available phases may include a foundation inspection when scheduling and site conditions allow, a pre-drywall inspection before insulation and wall finishes are installed, a final inspection before closing, and an inspection before the builder’s warranty expires. Pre-drywall and final inspections generally provide the strongest two-phase coverage.

What information does mold sampling provide?

Air and surface samples provide laboratory information about selected areas and can identify the mold types or categories detected in those samples. Mold types can have different implications, and results are explained in context with indoor and outdoor samples and site observations. Moisture commonly supports mold growth, but locating concealed leaks or determining a property’s moisture history is outside the scope of this sampling service.

What is a WDI or termite inspection?

A wood-destroying insect inspection is a limited visual evaluation for readily observable evidence of wood-destroying insects, related damage, and conditions that may contribute to activity. A lender-recognized NPMA-33 report can be provided when requested. The inspection cannot guarantee that hidden or inactive infestations are absent.

What is included in a pool inspection?

A pool inspection is a visual and functional evaluation of visible and safely reachable pool components, equipment, electrical protection, and safety features when the pool is open, operating, and prepared for inspection. Closed, winterized, concealed, or inaccessible components cannot be fully evaluated.

Do I need a well-water test in New Jersey?

Under New Jersey’s Private Well Testing Act, when property supplied by certain private drinking-water wells is sold or leased, the well water must be tested for specified contaminants. The required testing is separate from a standard home inspection and must be completed by a New Jersey-certified laboratory. Envision does not provide well-water testing; buyers, sellers, landlords, and their attorneys should confirm the requirements for the specific transaction and arrange testing with a qualified laboratory. Read the NJDEP Private Well Testing Act guidance.

Properties and service area

Condos, multifamily properties, investors, and North Jersey coverage.

Do you inspect condominiums and townhomes?

Yes. The inspection covers the unit and other components included within the agreed scope. Exterior, roof, structure, shared utilities, and common areas may be controlled or maintained by the association. Buyers should review the association documents to confirm responsibilities, restrictions, and planned repairs.

Do you inspect multifamily and investment properties?

Yes. Envision inspects multifamily residences and investment properties when the scope and access are confirmed in advance. Access to every included unit and common area is important. Commercial spaces, specialized systems, and inaccessible units are excluded unless they are specifically included in the written agreement.

Let me tell you about Nico. Professionalism and expertise are absolute top notch. I needed this home inspection done the morning I reached out and he came to my house within an hour and got to work on a day he mentioned was already filled and I could not express how grateful I am for that. He’s kind and great at what he does! The turnaround time to get the report back was same day which I NEEDED and he got it DONE. If I could recommend one person to do an inspection of a home from top to bottom without cutting any corners he’s the guy 10 of out 10 times. If you use him for your services please leave a review because he deserves his flowers!

Nico is top notch! He is professional, thorough, efficient and explains things very well. When I arrived to the home I bought, he was already up on the roof doing the detailed pictures in all the concerning places. Nico’s equipment and tools are all best in class and he takes his time to be sure the set up and timing of the important tests are complete. I highly recommend Nico. His extensive report and classification of concerns helps to breakdown what can seem overwhelming at first. I felt in very good hands and on top of that Nico seems to be a great and caring guy, genuinely.

Last week, I needed a home inspection immediately! I called Envision and explained the situation to Nico. He worked with me and scheduled the appointment. He arrived right on time, explained the process and then got to work. As Nico inspected the electrical, heating and cooling systems, he showed me the condition of the units and why they were in good working condition. Every panel he opened, he carefully replaced. I highly recommend Nico and Envision! The price was fair-the service was rendered in a timely manner-Nico is great!
